Realliving.com relaunches website powered by LPS - WAV Group

Real Living is among the fastest growing franchise groups in the United States and have a track record of of impressive accomplishments. Today they represent more than 400 offices and more than 10,000 agents. In an announcement today, they unveiled a new consumer facing franchise website developed by industry technology leader, LPS. LPS has been the technology provider for many leading broker organizations, including the supplier of website services to Home Services of America, a Berkshire Hathaway company.
WAV Group sees this a a major game changer among Broker and Franchise websites. Real Living has a large footprint of brokerages across America, that will now be laced together through this new web property. Strategically, they have taken a page out of the RE/MAX and Century 21 web strategy handbook, powered by eNeighborhoods. The model is that consumers who search on the RealLiving.com website are dynamically and seamlessly redirected to a local office website where IDX listings are viewed.
According to WAV Group WIN Reports, Realliving.com is already climbing the rankings of the most popular consumer real estate websites in the country. According to Experian Hitwise, Realliving.com moved up from a traffic ranking of 340 in the United States to a ranking of 311 in a matter of 2 weeks, reporting a unique visitor count of just over 39,000 visitors a week. They have seen an even more dramatic lift in page views, which relates directly to engagement. Again, over a two week period, realliving.com has moved from a ranking of 433 in America up to 373 with a promising result of 211,000 page views per week. In looking at the success of other LPS driven web properties like edinarealty.com and socalmls.com, our forecast is that they will drive higher on this performance over time as the new site engages consumers at a deeper level as a result of the deep property centric information provided around each listing. Real Living launches new national website. | Vendor Alley

Competition is increasing on the national real estate franchise front. Real Living and GMAC Real Estate were both acquired by Brookfield Residential Property Services. The two companies were merged under the Real Living brand. The site was based upon LPS Real Estate Group platform. This is the first national real estate franchise site LPS Real Estate Group has hosted.

W&R Studios has had the pleasure of working with Matt Kaufman at GMAC Real Estate (now Real Living) , Brooks Burton (Real Living) and LPS Real Estate Group on this project. Lots of twists and turns.

Imagine this scenario; you have a huge Canadian corporation buy your company, then buy another real estate company, decide to go national as a single real estate brand. So you merge management teams, sell the new brand to your existing franchisors and hire a vendor and launch a new national real estate portal, all in about 12 months!

Having some experience with national real estate franchise portals I’d like to focus on one thing that’s great about LPS’s platform; Mapping. LPS has spent a lot of resources to ensure that their mapping display a full experience, including plot lines, roof top geo-coding, and bird’s eye views. Here some examples of what I mean.



Here's a listing displayed on Century21.com. The marker is on the wrong home, as you will see in the next example.



Here's the same listing on the new RealLiving.com. It includes plot lines and the correct positioning of the marker.



You can see on the new RealLiving.com site the marker in right on the rooftop of the home.

Curiously Century21.com did not offer any birds-eye views of the home.

Now let’s take a look at what happens you when only offer part of the solution. On remax.com they draw plot lines, but lack of rooftop geo-coding which makes the result somewhat comical.



As stated remax.com has included plot lines. But the marker is still way off.



You can see in the above example from remax.com without rooftop geo-coding the plot lines almost become a burden.

There are several things that I could call out but the mapping is the most demonstrative. It will be great to see how this site progresses, they are off to a great start!

American Cowboy Magazine Picks Kennewick

Kennewick, Washington, has been chosen as one of the "Top 20 Places to Live the West" by American Cowboy Magazine and will be featured in the April/May issue.

The article will encapsulate the unique appeal of Kennewick, Washington, and the Tri-Cities with relevant information for both visitors and potential residents.

The 20 cities chosen will represent a nice mix of historically significant Western towns, small ranching communities, beautiful scenery and outdoor access, and a few counter-intuitive surprises.

The magazine's circulation is close to 100,000 and the feature article will hit newsstands by mid-March.

SkyWest Magazine Features the Tri-Cities

The Tri-Cities is once again receiving accolades as a premier travel destination after SkyWest Magazine featured the article "Trifecta Perfecta in Washington's Tri-Cities" in their January/ February issue.

The Tri-Cities appears on the front cover which is supported by a multiple page feature article. The article highlights the Tri-Cities' great climate, wineries, history and outdoor recreation.

SkyWest Airlines serves destinations all over the country and flies directly into the Tri-Cities from Denver, CO and San Francisco, CA under the United Airlines brand.

The current issue of SkyWest Magazine will be available on all SkyWest flights through February, reaching 2.5 million passengers.

New Apartment Complex Fall Opening in Richland, Washington

RICHLAND -- KEPR has new information tonight on some apartments opening in our area soon. Action News found out, half of the units should be ready by September near the Richland Target off of Queensgate.

We got our first look at the plans for the 228 units on Monday. Sizes range from studios to two-bedrooms.

Rob Martin works for the builder, Regency Park Apartments. He says a lot of thought went into who might be moving in.

"We spent a substantial amount of time looking into what's actually needed in the area and also what people prefer as far as square footage goes and amenities like laundry facilities," said Martin.

Based on their research, the builder expects most of the renters will be adults without children.

KENNEWICK – The City of Kennewick is freeing up land for new homes. On Tuesday, the city council approved for close to 240 acres of land to be rezoned from agriculture to residential.

The city says one acre builds close to three to four homes. With those figures, the new land could hold close to 800 homes.

KEPR spoke to real estate agents, who said cities are making moves like these to try and attract builders.

“I represent four different builders, and we're looking for other opportunities, where's the next place to go, and there's not a lot of places,” said Realtor Laura Harris. “But Southridge is definitely one of them.”

No one has bid on the land yet, but the city expects interest to rise in the spring.
